Victorian Village Condo Building – Roof and Roof Deck Project

This commercial residential project is located in the historic Victorian Village area of Columbus. We tore off the old wood roof deck, old rubber roof membrane and old shingles, then replaced any damaged plywood and foam insulation and added ½ inch base insulation for a new rubber roof.

The flat roof was replaced with all new reinforced 060 EPDM rubber attached with full adhesion and seam with cover tape, per specs. The ridge caps were in good condition, so we removed, painted and reinstalled them to save the client some money. We installed all new corner and valley caps. We replaced all the shingles on the mansard roof, dormer, fire escape roofs and garage roof with Historic commission compliant designer GAF Slateline shingles and ridge cap where appropriate.

All gutters and downspouts were replaced as well. The roof deck substructure was rebuilt per new city code/specs. Trex composite decking was used in Clam Shell grey color. For the railings, we used black Aria powder coated aluminum for the project. New outdoor outlets were installed to the deck along with new flood, rope and solar lighting.

Southern Orchards Front Porch Repair and Replacement

Project Details

This large front porch had some serious sinking/sagging issues, and the roof structure was also sagging. We jacked up and raised the upper structure, reinforced it and brought the roof structure up to code.

We built a new substructure for the porch, re-decked, wrapped the columns in cedar and installed new custom cedar railings.
